Cuautitlán City Park is a cutting-edge industrial park designed to exceed market standards and cater to the future needs of its tenants. The park features paved access roads with 10 cm of asphalt, access signage, and a bus stop for convenience. It also boasts 24/7 security, CCTV monitoring, a guardhouse, and a perimeter fence to ensure safety. The truck yard includes 8 cm asphalt pavement and a concrete dolly pad, offering 130 ft wide space for Building 1 and 200 ft wide for other buildings (shared space). The main spine road has 4 lanes, 20 cm concrete pavement, and street lighting for better visibility. Parking is available at a ratio of 1 space per 1,614 SF. The park’s infrastructure features underground telephone and electric distribution, and a fire protection system complete with a water tank, pumps, and distribution network. The storm drainage system includes a retention pond, water well equipment, water pipeline, sewerage, a wastewater treatment plant, and an irrigation system for landscaping. Additional infrastructure includes administrative offices, pump houses for the fire and storm drainage systems, landscaping, urban furniture, perimeter fencing, courts, and restrooms for drivers. Building 2 (B.2) shares similar specifications, featuring a 32 ft clear height, tilt-up concrete walls, and a steel structure with 67 x 40 ft column spacing.
